How It Works

How Roofing Pricing Works.

Every roof is different. Size, material, condition, and scope all affect the cost. Here’s how we make sure you always know what you’re paying for and why.

Free Inspection. Always.

A licensed roofing professional inspects your full roofing system at no cost. Photos of every finding. A clear walkthrough on the ground. If your roof doesn’t need work, we tell you that and you owe us nothing. The inspection is the starting point for every project. It’s always free.

Written Estimate Before Work Begins.

Once the inspection is complete, you receive a written estimate with every line item. Materials, labor, scope, and timeline. All explained. You approve the total before we start. If the scope changes during the project, we explain why and get your approval first. No surprise invoices.

Insurance Coordination When Applicable.

For storm damage, Advosy Construction documents the damage and provides the inspection reports your insurance company needs. If your claim needs professional advocacy, the Advosy Family includes Select Adjusters, a licensed public adjusting firm that fights for the full settlement. Claim to repair. One network.

What Affects Cost

What Affects the Cost of Your Roofing Project.

No two roofs are the same. Here are the factors that determine what your project will cost. Your inspector walks you through each one during the estimate.

Roof Size and Pitch

Larger roofs require more material and more labor. Steeper pitches require additional safety equipment and slower installation. Both are measured during the inspection and reflected in the estimate.

Roofing Material

Tile, shingle, flat, foam, and metal all have different material costs, installation requirements, and lifespans. Your inspector recommends the best material for your property and Arizona’s climate and explains the cost difference between options.

Current Condition

A roof that needs 10 tiles replaced is a different project than a roof with failed underlayment across the full surface. The current condition determines whether the project is a repair, a partial replacement, or a full tear-off and install. Your inspector documents the condition and explains where your roof falls.

Layers and Tear-Off

Some roofs have multiple layers of material from previous installations. Removing old layers before installing new material adds labor and disposal costs. Your inspector identifies whether a tear-off is needed during the inspection.

Flashing, Vents, and Penetrations

Every pipe, vent, skylight, and chimney creates a penetration point that needs proper sealing. Damaged or improperly sealed penetrations are one of the most common sources of roof leaks. Repairing or replacing flashing at these points is included in the estimate when applicable.

Code Requirements

When a roofing project triggers local building code upgrades, those requirements become part of the scope. This is common on older roofs that were built to standards that have since changed. Your inspector identifies any applicable code requirements and includes them in the estimate. If you’re filing an insurance claim, code upgrades are often covered under your policy.

The Real Cost of Ignoring Your Roof

Roofing problems don’t fix themselves. They get worse. And the longer they sit, the more they cost.

Small Leak Becomes Water Damage

A missing tile or failed flashing point lets water in. Over weeks and months, that water damages insulation, drywall, and framing. A $500 repair becomes a $5,000+ restoration project. Catching it early with a free inspection is the cheapest fix there is.

Underlayment Failure Becomes Full Replacement

The underlayment is the waterproof barrier beneath your tiles or shingles. When it fails, no amount of tile repair stops the water. What could have been addressed as a partial repair becomes a full tear-off and replacement. The cost difference is significant.

Storm Damage Becomes a Denied Claim

Insurance companies require timely documentation of storm damage. A roof that was damaged in a monsoon but not inspected and documented for months gives the carrier grounds to deny or reduce the claim. Fast inspection and proper documentation protect your coverage.

Patch Jobs Add Up

Every $200 patch job on a failing roof is money spent delaying the inevitable. Over 5-10 years, the total spent on patches can approach or exceed the cost of the replacement that was needed from the start. Advosy Construction tells you the truth about whether patching makes sense or whether you’re better served by addressing the full scope now.

We never push unnecessary work. If your roof is fine, we tell you. If a repair handles it, we recommend the repair. The goal is the right solution at the right time, not the most expensive option at every opportunity.
